Rental
Note that a rental contract is in place with a major Irish tour operator for these apartments for the summer 2007 seson. Clients who do not wish to rent their apartment through LUAS PROPERTIES with this tour operator can opt out of this arrangement.After Sale Service(all points listed below are optional)
1. Assistance with organising insurance on the property.
2. Guidance if required re payment of management fees, electricity, water, waste charges etc.
3. Storage facilities for all documentation relating to the property €50 per annum.
4. 2 hour consultation with accountant answering all your questions in relation to every financial and taxation aspect concerning acquisition, maintaining, renting and disposal of your property, with a written handout in English containing detailed answers to the most frequently asked questions. Consultation with accountant is arranged by appointment and the fee is €50.
5. Caretaking, key holding, routine maintenance including weekly supervision of your property, airing the property, heating property, insuring everything is in order. A contract has been negotiated with people known well to us in Bulgaria whom we trust and the price is €120 if your apartment is being rented during the season, or €160 if your apartment is not being rented.
6. As we ourlseves own properties in all developments shown on marketing CDs and DVDs, we make the contacts and arrange the contracts for the renting of our properties with major tour operators. To this end we make the offer only to clients who purchase from us to include their properties in these negotiations. Luas Ltd. will guarantee payment of a minimum 4% net yield return to the clients who purchase property from us in 2007, for a period of 3 years. This does not include obligatory annual fees such as: Management Fees, House and Contents Insurance or out of season caretaking contract.
7. If subsequently you are disposing of your property we will be happy to market and sell the property for you on a commission basis.
8. The policy of LUAS PROPERTIES BULGARIA will not be solely to sell property to our client; we gaurantee we will be there before, during and after the transaction and continue to give you the best service available in assisting you with familiarizing yourself with owning property in Bulgaria.
