We market our properties in Ireland under the name LUAS PROPERTIES BULGARIA. LUAS LTD identify future developments, in sought after areas through contact in the planning departments in the Sunny Beach/Nessebar area. We then have our solicitor run a full check on the legality of the ownership and the Planning Permission when it has been granted. If everything meets the criteria, we then make contact with the developers at the earliest possible stage and negotiate with them for the purchase of up to 50 apartments in the development which we are interested in. We get permission for our engineer to be present on site during the complete course of construction, thus guaranteeing ourselves that construction standards meet the high demands which we set. On completion we then advertise the apartments for sale and we sell the amount which we want to and keep the remainder.
Since January 2004 we have spent a lot of time personally on the ground in Bulgaria, building up a team of personnel whose honesty, integrity and professionalism we have measured by results. To this end we now believe that we have the best legal, accounting and engineering personnel to safeguard both your and our interests. We also have put together a professional and honest team of personnel for caretaking and routine maintenance of our properties and clients properties.
We offer our apartments to all the tour operators and we get the best contract deal which we can for the rental of our properties during the holiday season. We also offer to each client the handling of the renting of their property through the tour operator if they wish so.
We view and we value uppermost the satisfaction of our clients, this being the best marketing tool available to us. Our package is complete with NOTHING above the sale price to be added on. Your first expenses following purchase of a property from us are the standard annual payments for Home and Contents Insurance and your Management Fees.
